# Asset-Backed Development Notes

Asset-backed development notes finance development-stage assets where the underlying value is expected to increase through a defined development programme.

**Structure.** The SubFund provides development financing (directly or through an intermediary structure) to a development project. Notes are issued to investors, secured by the development asset and defined collateral. Development milestones are contractually defined, with drawdown and distribution schedules linked to milestone completion.

**Return mechanism.** Returns are typically structured as fixed or blended-rate coupons, with a capital appreciation component linked to the development asset's value upon completion or sale. Milestone-based reporting provides transparency on development progress.

**Security.** Notes are secured by the SubFund's interest in the development asset, including land, building permits, construction contracts, and any additional collateral (bank guarantees, personal guarantees, insurance).

**Typical use cases.** Real estate development in Southern Europe, Balkans, and Gulf markets; infrastructure construction projects; mixed-use development programmes.
